HCC offers a variety of landlord courses this spring

The first class, “Landlord Crash Course,” is held on Tues., March 10, and again on Tues., March 17, from 6 to 9 p.m. This course is intended for Washington County landlords and discussion topics include leases, lead paint laws, resources available to landlords, fair housing laws, tenant evictions, and Hagerstown City Code Enforcement. The course is co-sponsored by Hagerstown Neighborhood Development Partnership, Inc., a non-profit organization devoted to housing issues in Washington County. Each student receives a comprehensive packet of information, forms, and resource information. Cost is $45.
     
The second class, “Green Issues for Landlords and Small Business,” will discuss the growing consumer demand for “green” buildings and building practices. Discussion topics include energy and water efficiency, green construction principles, environmentally sound buildings, and marketing to “green” tenants and consumers. The course will be held on Thurs., April 16, from 6 to 9 p.m. Cost is $25.
     
The third class, “Landlord Laws for Washington County,” will focus on legal questions faced by Washington County landlords. Discussion topics include lease agreements, security deposits, evictions, collecting back rent, and lead paint registration laws. A portion of the class will also be spent answering specific student questions. This course is offered on Wed., April 22, from 6 to 9 p.m. Cost is $49.
     
The fourth class, “The Business of Being a Landlord,” is offered on Wed., April 29, from 6 to 9 p.m., and will discuss how rental properties and businesses can be made profitable. Taught by Joe Mullenax of Allegany Business Consulting, discussion topics include tax advantages of rental properties, implications of new tax laws for landlords, incorporation, record keeping tips, and more. Cost is $30.
